But here's what most folks don't realize:

While Portugal and other countries have shuttered some programs, Greece has become the smartest opportunity in Europe.

Let's start with the big one, Greece's Golden Visa program…

You don't have to live in Greece full-time

And you don't need to prove income.

Compare Greece's Golden Visa to your other top destinations in Europe:

The Golden Visa is just the beginning.

In 2020, Greece introduced a tax incentive specifically designed to attract foreign retirees—and it's one of the most generous programs in Europe.

Under Greece's Alternative Tax Regime for Retirees, foreign pensioners who live in Greece can pay a flat 7% tax rate on all foreign-sourced income for 15 years.

Read that again: 7% flat tax over 15 years.

What does that mean in practice?

Well, if you're an American receiving $50,000 annually in Social Security or pension income, you'd pay just $3,500 in Greek taxes under this program. In the United States, depending on your state, you could easily pay $7,500 to $12,500 or more on that same income.

That's $4,000 to $9,000 a year in tax savings alone.

Greece also has tax treaties with both the United States and Canada that prevent double taxation, meaning you won't pay taxes twice on the same income.

Let’s compare that to our other favorite countries in Europe:

  • Portugal: 10% tax on foreign pensions

  • Spain: No special tax regime for foreign retirees

  • France: Standard progressive taxation with rates up to 45%

  • Italy: 7% tax—but only for 10 years and only in certain towns of less than 20,000 people

Again, Greece's 7% flat tax lasts for 15 years… and you can live anywhere in the country to qualify.

Two visa programs make it remarkably easy for North Americans to live in Greece without buying property or drawing a pension:

The Financially Independent Person (FIP) Visa and the Digital Nomad Visa.

Both have the same basic requirements: €3,500 monthly income (about $3,780) and proof of both health insurance and accommodation in Greece.

The FIP visa is perfect for early retirees or anyone living off passive income—dividends, rental income, and investment returns all count toward the income requirement. The visa runs for three years initially and renews indefinitely. After five years, you're eligible for permanent residency.

The Digital Nomad visa, on the other hand, is for remote workers and freelancers still actively earning. Same income threshold, but you can work as long as your employer or clients are outside Greece.

The real kicker? You’ll get a 50% income tax exemption for up to seven years.

As an example, if you're earning $100,000 annually as a remote developer or consultant, you'd only pay Greek taxes on $50,000 of that income—a massive savings compared to U.S. or Canadian rates.

Making Friends In Greece Is Easy, Too…
Here’s Where You’ll Find Most Expats

Not a people person? With 6,000 islands and more than 10,000 beaches,
​​​​​​​you’ll have a lifetime of places to explore…
Over the years, we’ve learned that they are two types of people looking for a life abroad:

The first kind want nothing to do with their old life… they want to fully immerse into the new culture—and they don’t want to hang out with other expats. They're the ones learning Greek from day one, haggling at the local laiki (farmers market), and becoming regulars at the neighborhood taverna where they're the only foreigners in sight.

The other variety is much more popular: they’re people who want to enjoy the classic expat experience, ideally alongside new friends who are both local and from elsewhere, too. They’re joining English book clubs and local cooking classes, celebrating both Thanksgiving and local holidays, and, despite some classes or a language app, are unlikely to become fluent in the language… especially Greek!

While that last part may be a problem in some places, you can put those worries to bed here…

Will You Have To Learn Greek?

Good news… yes, you can get by speaking only English living in Greece…

Especially in tourist areas, major cities, and towns with larger expat communities.

Frankly, that is true in many places in the world, but it works better here than you might expect…

According to the English Proficiency Index, over 50% of Greeks speak English, with higher rates among younger generations and in urban areas.

In fact, Greece ranks among the top 20 countries globally for English proficiency!

Why? Three reasons:

  • Tourism is the economy. Forty million visitors annually means English is a job requirement in hospitality, restaurants, retail, and services…
     
  • Education system. English is mandatory in Greek schools starting in elementary grades. Many Greeks also consume English-language media—movies, TV shows, and music—which aren't dubbed but subtitled...

  • Diaspora connections. Millions of Greeks have family in the USA, Canada, Australia, or the UK. Many Greeks themselves have lived or studied abroad...

In places like Athens, Thessaloniki, Crete, Corfu, and the Cyclades, you'll manage daily life just fine without being fluent in Greek.

Banks, government offices, and healthcare facilities typically have English-speaking staff. Restaurants have English menus. Shop owners switch to English easily.

Should you still learn Greek? Absolutely.

Even basic phrases open doors, earn respect, and make life immeasurably richer. Plus, if you’re retired, studies show that learning a new language is one of the best ways to keep your brain healthy in old age…

But if you don’t know Greek, you certainly won't be stranded while you're learning.

What about making friends?

You’ll have no problem with that, either…

Greece has been welcoming expats for decades, and established international communities exist throughout the country—from bustling Athens neighborhoods to quiet island villages.

Athens hosts the largest expat population, with thriving communities in certain neighborhoods. You'll find international schools, English-speaking doctors, expat social groups, and Facebook communities with thousands of members who organize regular meetups, hiking trips, and cultural events.

Crete attracts a steady stream of Europeans and North Americans, especially in certain towns we know. The island has active expat networks, English-language book clubs, and plenty of tavernas where locals and foreigners mix freely. Many Cretans grew up in tourism or have family abroad, making them naturally welcoming to newcomers.

Several spots on the Peloponnese peninsula appeal to expats seeking authentic Greek life without total isolation. You'll find smaller but tight-knit international communities here, along with Greek locals who are genuinely curious about their foreign neighbors.

And, finally, the Ionian Islands have attracted British, German, and Italian expats for generations. The infrastructure is excellent, and the expat networks are well-established with regular social events and support systems.

The reality is that you can choose your level of integration. Some expats join Greek language classes and village committees. Others stick primarily to international circles. Most fall somewhere in between—learning enough Greek to shop and chat with neighbors while maintaining friendships with other expats who understand the adjustment process…

Jacelyn Holmes is a part-time expat…

For six to eight months per year, she lives in Nafplio, a seaside town in the south of mainland Greece.

“Nafplio is for people who love the sun and like to be on the water while surrounded by nature. It’s also for lovers of art, like me,” she says.

“It’s an attractive place to think about investing, relocating, or spending a vacation because it has the best of Greece all in one place. If you ask locals what their favorite place in their own country is, Nafplio is usually the answer.”

It’s considered one of the most romantic cities in Greece because its look is so different from what most people expect. It doesn’t feature the white-washed buildings and curved blue roofs of Santorini and Mykonos. Instead, Nafplio boasts neoclassical mansions, narrow lanes, a fortress, and colorful, multi-story homes with slim balconies—all markings of Venetian influence.

“Most everything I could need, like a grocery store, gym, bakery, gas station, restaurants, and shops, is within a five-minute walk from my house.”

One of the best parts about basing herself in
 Greece, says Jacelyn, is the affordability of day-to-day living.

“I go to the farmers’ market for all my fresh produce. I buy a whole week’s worth for €10 to €15. When I don’t feel like cooking, I have endless options for unbelievable cuisine. A typical meal ranges between 15 and 20 euros per person, including drinks.


“It’s refreshing to be able to do the things I enjoy most at a reasonable expense, unlike living in Toronto, where I was barely able to afford to go out to dinner once a week. All in all, the cost of living here averages between $1,000 and $2,000 a month, depending on your spending habits, and the quality of life is superb.”

How else do residents keep themselves entertained?

“In downtown Nafplio, you are within walking distance of various spots for entertainment. For those keen on sports, you can find outdoor gyms, a big track, tennis and basketball courts, a lane swimming pool, a soccer field, and indoor gyms.


“I love to walk and swim. I often do a twelve-kilometer walk that starts at the sandy beach bay, Karathona, and leads you through the pines along a pathway that hugs the sea and the cliffs, winding its way to the old downtown. I stop for a swim at one of the secret little beaches along the way.”

In the area surrounding Nafplio, there are landmarks, historic sites, and other intriguing destinations, including Epidavros, one of the biggest ancient theaters in the world, and Mycenae, an archaeological site and former stronghold of Greek civilization that dates to 1350 B.C.

One of Jacelyn’s favorite activities is island-hopping.
 Greece is home to 6,000 islands, although only 227 are inhabited.


Just offshore from Nafplio, you find Hydra, Spetses, and Poros. Escaping to these small islands can provide a much-needed change of pace from the bustle of the mainland. What could be more serene than unwinding on a tranquil, sun-kissed island, surrounded by the twinkling blue waters of the Mediterranean Sea? With all its appeal and its affordability, especially compared with the Mediterranean’s more brand-name cities, Nafplio’s popularity is on the rise.
