Mexico offers countless lifestyle options—and countless beaches—to choose from
Dear Reader,

Mexico is far and away the most popular retirement and expat haven in the world for North Americans.

Of the nearly 10 million Americans and Canadians that live abroad, 2 million have chosen to call Mexico home.

It’s easy to understand why…

From world-class beaches along its Pacific and Caribbean rivieras

To 16th-century Spanish-colonial towns oozing with charm…

Mexico offers up some of the best of Latin America.

But what will really blow your mind is just how easy it can be to move here.

I should know…
I moved to Mexico with only a pickup truck and a credit card.

What’s more, the consulate offered same-day visa service for my residency, so I had to deal with none of usual bureaucracy… all I needed was my pension deposit slips.

In fact, though, I could have qualified without having a pension or other monthly income…

Mexico is one of the only countries in the world where you can qualify for residency by showing only a savings account or IRA statement.
Lee Harrison, Senior Latin America Correspondent
Plus, residency even comes with an import tax waiver on anything you want to bring from home.

As for myself, my move here was a breeze…

I loaded up the truck with the dog, the cat, and a load of household items. I used a credit card to get my online vehicle permit and insurance…

And then I drove south.

Instead of hassling through an airport and TSA, figuring out visas, and hiring a service to transport the animals…

I simply got on the highway, quickly crossed the border at Nogales, and stayed on that same road until we got to our new oceanfront home in Mazatlán’s historic center (more on that in a minute).

That was it… my international relocation. As you might know, relocating overseas is usually not this simple.

Believe me, I’ve done it the hard way plenty of times…

But after living in multiple countries in Latin America, I’ve finally found my place…

And I’m here to tell you:

Mexico is a country that has everything you need.

I started scouting for a home abroad in 1998, before actually making the move in 2001. I’ve spent much of my time since then traveling, seeking out the best places to live and invest overseas.

All the while, I overlooked Mexico… I flew right over a country that has everything you could want in an overseas destination.

At the time, Mexico was too familiar for me to appreciate it.

Yet Mexico offers two dramatic coastlines with beautiful beaches… Spanish colonial culture and architecture… a strong and colorful indigenous influence…

Colonial highlands with crisp weather… a dozen mountain ranges… and most of the familiar everyday conveniences that we enjoy in the United States and Canada.

I usually think of Mexico as a place that “needs no further introduction”—but that’s not true…

In fact, many of us have overlooked it completely… and we need to be re-introduced to our southern neighbor.

Mexico is easy, familiar, diverse, and affordable.

So today, I ask myself this: Why go farther?

I Bought A Home In Mexico—
Here Are 10 Compelling Reasons Why…

Mexico is much more than beaches and margaritas—the Palace of Fine Arts (above)
is but one of nearly 13,000 museums and art galleries you’ll find in Mexico
Once you start to seriously consider Mexico, you quickly realize why so many expats and retirees live here…

Sure, it’s cheaper than America… and going abroad gets no closer to home…

But it’s much more than that—here are 10 reasons I was so sure about Mexico that I bought my home here:

#1 Mexico is a culturally familiar neighbor

We sometimes need to remind ourselves this, but Mexico is a North American country.

No other country in Latin America comes close to being as similar to the USA as Mexico.

After living in South America for 15 years, I’d forgotten how familiar Mexico is—and it shows up in many small ways…

Eating dinner… going shopping… or seeing full-sized, V8 American SUVs and pickups on the road (instead of little Chinese and European cars)…

Even the cattle ranchers, with Arizona-style cowboy hats and belt buckles, make you feel at home.

There’s a lot of American influence in Mexico, and a lot of Mexican influence in America, which gives Mexico a very familiar feel.

But Mexico also has a rich culture all on its own… a colorful history and fascinating traditions, arts, music, and dance.

 #2 Easy and fast residency

If you want to become a resident of Mexico, the process is quick and easy… both for temporary and permanent residents. Like many countries, you can use income to qualify… such as a pension or Social Security.

But what’s unusual is that you can qualify for residency with savings, including a 401k or IRA balance.

Best of all, my visa paperwork did not require any notary seal, apostille, or translation, as it does in most countries. Just bring your pay stubs or bank statements to the consulate, and you’ll be on your way…

Plus, you don’t need a lawyer to apply for residency—saving you potentially thousands of dollars.

#3 Six-month, visa-free stay

Want even less costs and hassles?

You don’t need to fuss with residency at all if you’re up for a border run. Mexico is a rare country that will give you a six-month tourist visa.

You get it simply by entering the country—and it renews every time you leave and return.

If part-year living is what you have in mind (or operating a vacation rental), then this tourist visa option is your answer.

And if your six-month visa runs out? You can simply drive to the border and get another six months when you cross back over… legally.

#4 You can drive here

When winter arrives to my home in the U.S., I simply load up and drive to our beachfront home
It doesn’t get any easier than this for a home abroad.

I spent tens-of-thousands of dollars moving from place to place in South America… but Mexico was as cheap as a move to another state.

When traveling from the United States or Canada, it’s a pleasure to simply drive over a land border and continue on your way. No worries about overweight bags, luggage limitations, or restrictions on liquids, flammables, and other airline annoyances. Even pets are a breeze.

In some parts of Mexico, you don’t even need a vehicle permit to bring your car or truck. And, when you do need one, you can get the permit and the insurance online before you leave and just drive right through.

If you’d rather fly, you’ll have zero problems thanks to all the many quick and direct flights from the USA and Canada.

And, as I mentioned before, getting legal residency in Mexico can grant you duty-free import of all your household goods

#5 Mexico has the BEST food in Latin America

Forget those beans-and-rice countries… eating guinea pigs in South America… or the bland-and-boring, oil-and-salt food that you’ll find in most of Central America.

Mexican food is rich and savory with loads of exciting options.

From its new, upscale Mexican gourmet dining to its mouthwatering seafood… from spicy salsas to tamales, tacos, and enchiladas… Mexico can’t be beat.

In fact, The New York Times reported that “New Mexican” cuisine is catching on at high-end restaurants the world over.

(What about Brazil, you say? I lived in Brazil, and the food is great… but limited. Mexico’s is better.)

#6 Lots of English-speakers

Again, nearly 2 million Americans and Canadians now call Mexico home… and that doesn’t include the part-timers and snowbirds.

What’s more, Mexico welcomes more than 45 million tourists ever year—and more than 75% of them are from the USA, Canada, and other English-speaking nations. That means that you can get by on English alone in Mexico’s most popular destinations.

Even outside these places, studies report that up to 40% of Mexicans have at least a basic understanding of English.

And it’s not just servers and hotel receptionists who speak English. In many countries around the world, it can be hard to find English-speaking lawyers, doctors, and dentists. Not in Mexico.

Here, you’ll find plenty of English-speaking professionals, service providers, and residents throughout much of the country.

Make no mistake, you’ll want to learn at least some Spanish (you probably know more than you realize already), but you’ll otherwise get by easily in plenty of areas.

#7 The real estate markets are a bargain

With more than 5,700 miles of coastline, you have a lot of options for beachfront in Mexico
Mexico offers exceptional value for property—especially beachfront and especially given its proximity to the United States.

And, unlike most other bargain markets around the world, construction standards here approach those in the U.S. Affordable prices combined with high-quality properties—ranging from beachfront condos to charming colonial homes—make Mexico a true bargain.

Not many places in the world exist where you can get a beachfront condo for only $150,000.

The cost of living is lower, property taxes are reasonable, and foreign ownership laws are friendly. Growing expat communities and strong rental demand only add to the upside.

#8 Mexico is no backwater

With a population of 131 million people, Mexico is the world’s largest Spanish-speaking country. It has the 15th largest economy in the world.

Most important, Mexico has a stable energy supply and a solid manufacturing base… it makes its own appliances, televisions, and automobiles, using its own raw materials. The high-end manufacturing sector (such as aerospace) continues to grow at record levels.

For expats, this means reliable infrastructure and modern amenities, along with international-quality healthcare, education, and entertainment.

#9 Come for the health care—even if you don’t live here

First, you should know that you can’t use Medicare outside the United States. And while this is a drawback for retiring abroad, in Mexico, you can simply drive or fly north for Medicare coverage… or remain in Mexico for quality medical care at much lower price.

Mexico offers high-quality health care at a fraction of the cost in the U.S.—medical procedures can be 50% to 70% cheaper while maintaining excellent standards. For example, a dental implant that costs around $4,000 in the U.S. can often be done for around $1,000 in Mexico…

These lower costs, as well as shorter wait times and the ability to pay out-of-pocket without complicated insurance, make Mexico the top choice for Americans—it’s why more than a million of them come to Mexico every year solely for medical or dental care.

#10 Mexico has many of the conveniences of home

Yes! They even have Costco in Mexico… as well as Lowes, Sears, Home Depot,
and many other familiar stores
In Mexico, you can buy almost anything you’re accustomed to having back home, from your favorite peanut butter to your favorite automobile.

I’ve really enjoyed the convenience of having Home Depot nearby, occasionally shopping at Walmart, or even getting a burger at Wendy’s now and then.

Home Depot? Walmart? Not the “real” Mexico, you say?

I don’t buy that argument. The fact that we share a lot of common ground doesn’t make Mexico any less “real.”

After all, Canada has Home Depot, Walmart, and Wendy’s, too; and it’s still the “real Canada.”
“I’m Thrilled...”
"It's tempting to continue living the way you've been living. It's easy... and it can be very frightening to think about creating a whole new life for yourself in a foreign place.

“All I can tell you now is that I'm thrilled... it has been one of the most satisfying experiences of my life."
 --Jay Snyder, United State

If You’re American or Canadian…
No Country Is Easier Than Mexico

While Mexico can be quite familiar for North Americans, it has its own distinct culture
You can make a complex project out of moving to a foreign country…

For some people, that’s half the fun.

But many of us want to have all the excitement, savings, and benefits of living overseas… without the complexities of getting there.

Mexico delivers on all counts…

It’s easy…

Mexico’s a border country with the USA, so you can simply drive to your new overseas home as if you were driving to another state or province in your home country.

The immigration process is simple and streamlined, with a quick turnaround if you want to become a resident.

Lots of English-speaking service providers are in Mexico, and millions of English-speaking expats already living here.

It’s familiar…

Outside of England or Australia, Mexico is the most familiar country you’ll find outside America or Canada.

Truthfully, though, for many of us, Mexico is more familiar than a place like England…

As a baby boomer, I grew up with Mexico—starting with TV westerns as a kid, and then with Mexican food, phrases, and culture.

Even today, everything from the big brands like Lowes and Chili’s to the way we wash (and, especially, dry) our clothes is more familiar than any place in South America or Europe.

It’s diverse…

Mexico offers thousands of miles of coastline, on both the Caribbean and Pacific sides of the country. You can live in a small fishing village … on a remote section of pristine beach… or in a modern, upscale resort.

You’ve got a dozen dramatic mountain ranges, with tall peaks, green valleys, and pristine lakes.

This country is the king of colonial Spanish America. Originally “New Spain” in colonial times, Mexico boasts more colonial cities and towns (and architecture) than any country in the Americas.

If you’ve dreamed of a Spanish-colonial home with a center courtyard, you’ll find more options in Mexico than anywhere on the planet.

It’s affordable…

Mexico is famously affordable. You can live in some of Mexico’s premium locations—places like San Miguel de Allende—for as little as $1,395 per month.

If you’d prefer few expats and a less polished setting, you can do even better.

In the beautiful colonial city of Guanajuato for example, the cost of living for an expat comes in at around $1,000 a month—and you can go even lower if you want to live like a local.

We’ll talk more about cost of living later on…

Bottom line, Mexico has everything you need, at the right price. Why go farther?

“You Are Straight To The Point”

and less hard-sell, which I appreciate at age 76."

Mexico Makes An
Overwhelming Case For Itself—
But Here’s The Big Catch…

Mexico is a HUGE country… you can hike glaciers one weekend and head to the Caribbean the next
The first countries I explored for relocation in Latin American were Costa Rica and Ecuador, starting in 1998.

In both cases, I was able to cover the entire country in a couple of weeks… at least the parts that expats would be interested in.

You can’t do that in Mexico.

Mexico is 7 times the size of Ecuador and 38 times larger than Costa Rica… it has more than 5,700 miles of coastline… 12 major mountain ranges with peaks as high as 18,500 feet (5,600 meters)… hundreds of authentic Spanish-colonial cities… and countless living options…

You can live in a well-established expat community… or in an authentic Mexican neighborhood… a small village… or totally off on your own.

On the water, you can live in anything from a modern high-rise condo to a small single home on a remote stretch of beach.

Finding the perfect home in Mexico could take years of exploration—and thousands of miles of driving on your own—as you explored the endless options. I know people who have explored all of Mexico on their own, and you need a LOT of time and money.

But if your time is limited, or if you’re ready to be on your way to a new life abroad, then there’s a better answer… one that will get you on your way as soon as you’re ready.

The Pacific Coast… A Caribbean Beach…
Or A Mountain Village?

We’ll Show You The Best Of Mexico

Our first priority of the Mexico Online Workshop is to introduce you to the lifestyles and regions of this broad and diverse country.

Mexico’s dramatic coastlines have drawn more Americans and Canadians than anywhere else… but several mountain villages have become full-blown expat towns.

The options are so broad here in Mexico that you can actually specify a price point, a convenience factor, and a lifestyle—and still have plenty of options.

Here’s a sample of what we’ll see on the Caribbean coast…

This Caribbean beach town offers an enviable vacation-like lifestyle and good rental returns
Mexico’s stretch of Caribbean coast is called the Riviera Maya. It’s about 125 miles long.

This area of the country features warm, brilliant-blue waters and pristine beaches. The Great Mayan Reef—the second largest barrier reef in the world—is located offshore, providing world-class diving and snorkeling. Mayan archeological sites, theme parks, beach resorts, and world-class golf courses round out the local attractions.

Generally speaking, development and infrastructure progresses south starting from Cancún...

You’ve heard of Cancún… it’s a pleasant enough resort town—with the same spectacular beaches you’ll find along the Caribbean coast—but we don’t recommend it as your home here…

It’s affordable and full of amenities and services… but we think you can do better further down the coast. Two places in fact, represent your best options for Caribbean living in Mexico.

First, tucked along the Caribbean coast, this beach town—known simply as Playa to those in the know—offers the perfect mix of barefoot luxury and modern convenience.

Picture turquoise waters, white sands, and a walkable downtown lined with cafés and rooftop bars. This beachfront town is now heavily focused on tourists and expats—most everyone you’ll meet will speak English—but it still retains some of its small-village feel.

Among your other options along the Caribbean, Playa strikes the best balance between affordability, big-city access, and world-class medical care.

Investors here are seeing rental yields reach 10% annually thanks to strong year-round tourism and growing expat demand for short- and long-term stays.
Mexico’s “Boho Chic Town” boasts arguably the most stunning beaches in the entire country
A second Caribbean option is what I’ll call Mexico’s “Boho Chic Town.” Once a quiet coastal village, this has become one of Mexico’s most talked-about destinations…

With its blend of ancient Mayan ruins, eco-conscious design, and upscale options, this place draws a global crowd seeking more than just a beach escape…

It offers a unique lifestyle: barefoot elegance with a creative, international energy.

For investors, the town’s explosive growth, upcoming international airport, and new Maya Train connection point to serious long-term potential.

We’ll discuss both of these towns and your other options along the Caribbean during the Mexico Online Workshop.

Here’s a sample of what we’ll see in the mountains and valleys…

“Pueblo Magico” is one of the world's most welcoming, friendly, and accessible places to retire in style and comfort
Mexico’s inland regions—its lakes, valleys, and mountains—offer a very different but equally compelling lifestyle.

You’ll find artist enclaves and colonial towns with UNESCO World Heritage status… as well as cooler weather thanks to the elevation.

Like anywhere, Mexico’s coasts usually come with a higher price tag and (many) more tourists than its inland regions, so you’ll also enjoy better prices here, along with a slower pace of life and more “authentic” culture.

One of the towns you’ll find inland is a lakeside valley haven long favored by expats. Known affectionately as the “Pueblo Magico,” this charming lake town offers one of the most established and welcoming expat communities in all of Mexico.

With cobblestone streets, vibrant art scenes, and spring-like weather year-round, it blends colonial-style charm with all the conveniences of modern living.

You’ll find cafes serving oat milk lattes next to centuries-old churches… and ads for mariachi music mixers posted next to those for book clubs and yoga studios. English is widely spoken.

For investors, this area offers stable rental demand thanks to year-round visitors and a strong expat presence. Well-maintained homes can still be found for under $200,000, with long-term rental yields often reaching 8% a year.

The “Pearl of the West” is known as the birthplace of mariachi and tequila
Nestled in the heart of Mexico’s highlands, the city also known as the “Pearl of the West” stands out as a rich blend of tradition and modernity.

As Mexico’s second-largest city, it offers expats a dynamic urban lifestyle where you’ll be surrounded by rich culture, stunning colonial architecture, and a thriving arts scene.

Known as the birthplace of mariachi and tequila, this city pulses with festivals, music, and tasty cuisine around every corner. The city’s pleasant climate, excellent healthcare facilities, and growing international community make it a top choice for those seeking a cosmopolitan alternative to Mexico City.

Living here, you’ll also have easy access to nearby villages, mountains, and lakes. It all adds up to a place that offers a little bit of everything for food, art, and nature lovers.

And here are a couple places we’ll check out on Mexico’s Pacific coast…
The “Jewel of the Pacific” has a large English-speaking expat community with lots of amenities geared to foreigners
Mexico’s Pacific coast stretches over 4,800 miles, offering a stunning variety of landscapes from rugged cliffs to wide sandy beaches.

This coast is known for its dramatic sunsets, vibrant fishing villages, and laid-back beach towns that attract expats seeking an alternative to California. Like the Caribbean side, the west coast includes lush jungles, mangroves, and rich marine life, making it a paradise for outdoor enthusiasts.

Following the recent boom on the Caribbean side, however, you’ll find better coastal property values along the Pacific.

One of your best options here is a place nicknamed the “Jewel of the Pacific.” This lively city effortlessly blends Mexican traditions with modern comforts, offering cobblestone streets lined with colorful buildings, bustling markets, and a stunning seaside promenade.

Its weather, friendly locals, and large expat community have made it a magnet for retirees for decades. What’s more, for the LGBTQ crowd, this is arguably the most gay-friendly destination in Latin America.

Unlike most other resort towns, the beaches here are separated by natural formations, preventing it from being a long, straight stretch of sand. That means each beach and its neighborhood have their own unique character.
The “Pearl of the Pacific” offers a rare combination: colonial living right on the beach
Our top lifestyle choice not only along the Pacific coast but within all of Mexico is known to insiders as the “Pearl of the Pacific.”

This historic port blends an authentic Spanish-colonial Old Town with miles of golden beaches and a boardwalk you’d think were taken straight from southern California.

Once a much more popular destination, its 10 miles of beaches and boardwalks are once again as busy as when John Wayne and Gary Cooper were in town. Canadians have returned to the market with a vengeance, and Americans are quickly returning, too.

From its fruit markets and boardwalk stalls to its world-class fishing and surfing spots, this city has something for everyone—and, again, it ranks as our #1 Retirement Haven In Mexico.

During the Mexico Online Workshop, we’ll showcase the best lifestyle and property opportunities on offer here.
 “Weaving Dreams…”
“Just wanted to tell you that everything I get from you is like a ray of hope.

“I see it and am reminded that I still have options to control my future…
thank you for the service you provide.”

Join Us And Discover The
“Colonial Pearl Of The Sierra”—

A Unique Haven For Single Women

Not everyone is a beach person.

In fact, I believe that most full-time expats prefer the ambiance and brilliant weather of Mexico’s colonial heartland.

I mentioned a couple earlier, but another town stands out…

In all my travels over the decades, I’ve never met as many female expats living on their own than here.

This town, often referred to as the “Colonial Pearl of the Sierra”, is one of the best places in the world for single women.

It’s a small town of less than 25,000 people, but the state of restoration and preservation in its historic center is beyond anything I’ve seen anywhere.

Of the dozens of Latin American cities that bill themselves as a “bohemian town that’s home to artists, writers, musicians, and poets,” this is the only one where I’ve actually met a large percentage of artists, writers, musicians, and poets.

Its cobblestone streets, whitewashed mansions, and historic churches create a backdrop for a life that feels both romantic and grounded.

Safety, walkability, and charm all add to the town’s appeal.

The women I’ve met here tell me they are especially drawn to the strong sense of community—the town fosters easy friendships through art workshops, music festivals, volunteer opportunities, and daily life in its lively plaza.

Many find purpose here—whether it’s a creative project, mentoring local youth, or simply enjoying a slower, more soulful lifestyle.

I’ll share more about this town during the Mexico Online Workshop.

Health Care in Mexico:
The Original Medical Tourism Destination

In the places we suggest in Mexico, the majority of doctors speak English—many even trained in the USA
Mexico is America’s first and foremost destination for affordable, quality, out-of-country medical care.

In fact, the country welcomes over 1 million medical tourists annually—that’s 3rd most in the world. Americans, in particular, tend to come for dental, bariatric, cosmetic, and orthopedic treatments—with cost savings of up to 80% compared to the U.S.

As a legal resident, you can join Mexico’s public healthcare system for as little as $25 a month—full coverage that includes hospital stays, prescriptions, and more. Many expats use it as a safety net, pairing it with the country's inexpensive private care...

To give you an example, my last visit to the dermatologist cost only $52, which included both the office visit and minor surgery.

Many Mexican doctors are trained in the United States, Europe, or Canada and speak English fluently. Most medical workers at all levels speak basic-to-good English.

More than just being affordable, the doctors here will spend time with you and often provide their home and cell phone numbers so you can contact them directly. Some doctors even make house calls.

Expats enjoy high levels of satisfaction with quality and cost, both with doctors and dentists in Mexico. Plus, you can buy local insurance or join the public health system as a resident.

And that brings me to another advantage of Mexico’s proximity…

Sure, you can get quality medical and dental care in Mexico—but since Mexico is so close, many expats choose to return to the United States for non-routine medical needs. The reasons range from familiarity to the ability to take advantage of Medicare or other insurance coverage.

“Very Well Organized”
"I just wanted to let you know how much I enjoyed the conference. Very well organized and more information than I ever expected."

You’ll Find Every Lifestyle
And Amenity You Want In Mexico…

But The Biggest Benefit May Be The Price

You could live in this small Pacific-coast beach town on just $1,150 a month
For most of us, the cost of living (and of property) in Mexico plays a big part in our decision to move here or to set up a second home.

I like having a beachfront home in Mazatlán… I like the boardwalk, the cafés, and all that the old town has to offer, including its social scene and expat community.

I couldn’t come anywhere near affording a beachfront home on the American or Canadian Pacific coast… even in the parts that have nasty weather.

The costs are an even more extraordinary bargain in Mexico’s colonial cities… and that’s a lifestyle that you can’t find in the United States or Canada at any price.

Frankly, the costs are so low that they can be unbelievable for anyone who’s never been here. But keep in mind that the average monthly wage in Mexico is equal to $1,437 (compare that to the USA at $6,228).

Expats in San Miguel de Allende—Mexico’s premier colonial city—report that they can live comfortably on a budget of $1,395 per month at today’s exchange rate.

In Barra de Navidad on Mexico’s Pacific coast, you can enjoy an upscale seaside lifestyle for around $1,150 per month...

While one of the best seaside buys you’ll find, in Puerto Vallarta, comes in at just $1,547 a month

Finally, on the more expensive end, expats we know living in Tulum (on the Caribbean coast) report budgets of around $2,000 a month.

With the average Social Security retirement check right now around $2,000 a month, many couples can live in Mexico on one person’s Social Security.

But let me also give you my personal experience…

I had a flat fixed at the Goodyear store in Mazatlán and the total came to $3.99… with rebalancing. That’s about what I’d tip the guy in the United States.

A visit to the emergency room came in at just $38…

And we went to dinner recently at Casa Garcia… a restaurant in the historic center of Mazatlán that is one of the finest in the city. We got appetizers, a good bottle of wine, entrees, and desserts. The bill came to $66…

Altogether, you’d have no problem living on the Pacific coast in Mazatlán on around $2,000 a month—take a look:

Sandy Pacific Beach—For Less Than
$2,000 A Month

Our top choice for beach living in Mexico also boasts an Old Town founded in 1531
Mazatlán is a beachfront city of almost a half-million people.

Here, you can choose to be part of the American/Canadian community, speak mostly English, and ease your way into life aided by people who have come before you…

Or within a few hundred yards, you can live in one of several Mexican environments, speak only Spanish, and immerse yourself in Mexico’s rich culture.

There’s even an in-between world where bilingual Mexicans and Spanish-speaking expats happily share the same neighborhoods.

Mazatlán has a large and well-maintained colonial center. Many colonial centers are just a few blocks of Spanish colonial architecture, but the historic district in Mazatlán is quite large, offering a wide range of price, style, and state of renovation.

Expats who come here to live (or stay seasonally) usually end up here.

Investors, however, will find good deals all along the waterfront, which feature wide swathes of golden sand beaches. Each area has its fans among visitors, and rental traffic is brisk.

Mazatlán offers almost 11 miles of mostly contiguous beaches, bordered by warm, clean, swimmable waters. The adjacent boardwalk is five miles long, most of it with adjacent bike lanes. The two longest beaches are each three miles in length.

The cost of living is a bargain, as you can see below. As far as property, Americans will find the best value real estate priced in Mexican pesos or even Canadian dollars, thanks to the favorable exchange rates.

Regardless, this is one of the best-value property markets in the world. Beachfront condos are price from $130,000 in the less touristed zones… with $300,000 the starting price in the coveted Zona Dorada (Golden Zone).

Here’s what you can expect to pay if you forgo buying your own home:

A disclaimer: that budget does not include costs specific to you—hobbies, health care, taxes, travel, etc.

It also doesn’t include automobile costs, which, because you can drive here from America (like I do), are more relevant here than other havens abroad.

Health care costs have the biggest variability from person to person, but, with doctor’s visits costing around $40 and prescription bills usually under $10, you probably won’t have to budget for health care.

On the other hand, taxes are unlikely to change much, thanks to treaties between the United States, Canada, and Mexico.

Finally, if you’re going to live at such a bargain cost, you might as well get a maid—a pair of 3-hour cleanings each week will set you back around $100 a month.

The bottom line is that in Mexico you’ll live better for less. It’s a high-quality lifestyle… and likely at a better value than what you’re paying now.

At this year’s Mexico Online Workshop, we’ll walk through exactly how much you need to live in Mexico, whether you prefer the coast, the mountains, or the colonial cities.
